Start with the person who can authorize removal
Ask the seller or other responsible customer to name the person who will approve the removal list and any changes. An agent holding a key does not necessarily have authority to discard property. Keep the owner’s instructions separate from staging suggestions, inspection findings, and requests made by another party in the transaction.
For an occupied home, have the customer distinguish belongings being moved, items offered to buyers, and material approved for disposal. Use room names and visible labels rather than relying on an agent’s memory. For example, a garage refrigerator may belong to the sale even when nearby shelves and boxes are scheduled for removal.
Build the request around the real deadline
Explain whether the goal is photography preparation, an inspection response, possession transfer, or a final walkthrough. Include the desired completion date and any immovable access restrictions. A provider needs to understand the consequence of a delay, but availability and an acceptable scope still need confirmation before the agent promises a finished property.
Send representative photos of each area with the customer’s permission, including stairs, large items, and the route to the loading position. Do not describe a whole house simply as a few remaining things. Note whether other vendors will be working so the customer can decide who controls keys, parking, and the order of work.
Separate hauling from preparation work
Ordinary nonhazardous hauling can remove approved contents, but it does not automatically include repairs, deep cleaning, demolition, pest treatment, or hazardous-material handling. If a damaged floor becomes visible after furniture removal, document the discovery and let the customer arrange the appropriate trade. Do not promise that a pickup will resolve an inspection issue.
Consider a written keep list for fixtures, appliances, staging pieces, and buyer concessions. The customer should review anything that looks permanently attached before work is planned. If contents are disputed or authority changes during the transaction, pause the affected area and obtain clear direction instead of asking a crew to decide who owns an item.
Close the handoff with useful evidence
Agree on how completion will be communicated: a room-by-room note, permitted photos, or an on-site review with the customer. Photographs should avoid personal records and unrelated occupants. An agent can use a completion update to coordinate the next vendor, but should still perform any separate property walkthrough required by the transaction.
PNWJunkRemoval is operated by Solely Junk LLC as a managed regional network. Portland–Vancouver is active through JunkPDX; Seattle is recruiting and Boise is developing. Confirm the actual service location and available process before making a referral. A cleanout request or referral does not establish a booking, provider assignment, or closing guarantee.
KEEP THIS WITH YOUR PROJECT NOTES
Before you take the next step
- Identify the customer who can approve disposal and scope changes.
- List appliances, fixtures, and staging items that must remain.
- Document the deadline and any separate possession or access limits.
- Share room photos and contact details only with customer permission.
- Agree who receives completion notes and who performs the walkthrough.

COMMON QUESTIONS
Details worth settling early
Can an agent arrange a pickup for a seller?
An agent can help prepare a request and coordinate access when the seller authorizes it. Confirm separately who approves the removal scope and charges; possession of the property key alone does not settle those decisions.
Should hauling happen before listing photos?
That can be useful when unwanted contents obscure rooms, but the sequence depends on availability, staging plans, and the seller’s needs. Confirm the hauling appointment before committing photographers or cleaners to a dependent time.
Is this available in Seattle or Boise?
Those markets are not active for confirmed jobs through this network. Seattle is recruiting and Boise is developing. Portland–Vancouver service is active through JunkPDX, subject to location, scope, and availability review.
