Classify the request before collecting details
Start by stating whether the work concerns a common area, an occupied unit, a vacant unit, or a commercial space. Each setting has different contact and access needs. A sofa left beside a designated waste area is a different coordination problem from personal belongings inside a unit where the status of the contents has not been resolved.
Identify the person authorized to approve disposal and the process used to establish the removal list. Any dispute about possession, ownership, or abandoned property should be resolved by the responsible parties before hauling is requested. A property-manager title, maintenance key, or unit vacancy should not be treated as sufficient explanation for every contents-removal situation.
Provide a job-specific property record
Include the service address, building or unit identifier, the approved material, and photos shared with appropriate permission. Give a practical loading description, including parking, stairs, elevator reservations, gate hours, and any required check-in. Avoid sending an entire resident file when the provider only needs a small set of operational facts to review the request.
Name both the on-site contact and the person who can approve a scope change if they are different. Explain whether the resident, manager, or another authorized party will attend. For example, a maintenance technician may open a storage room but may not have authority to approve removal from neighboring units or expand the requested service.
Define the outcome and service boundaries
Specify whether the request covers a short item list, one defined area, or all approved ordinary nonhazardous contents within a boundary. Identify fixtures, appliances, keys, supplies, and personal belongings that must remain. Hauling does not automatically include repairs, pest treatment, deep cleaning, demolition, or handling regulated materials found during the work.
For multi-location requests, create a separate scope and access record for each address. Do not assume identical building layouts or the same point of contact. Recurring needs should be discussed as a proposed arrangement, including how each visit is authorized and confirmed, rather than described as an already active automatic pickup or consolidated billing service.
Make the completion handoff actionable
Ask for a clear note about the approved area, any material left behind, and any issue that needs management attention. Where permitted, photos should show the work result without exposing resident documents or unrelated spaces. The manager can then decide on cleaning, maintenance, or the next inspection using an accurate account of the hauling outcome.
PNWJunkRemoval is a managed regional network operated by Solely Junk LLC. Active Portland–Vancouver service is through JunkPDX; Seattle is recruiting and Boise is developing. Property managers should confirm current location coverage and a practical intake process before referring residents or depending on a network pickup for a turnover deadline.
KEEP THIS WITH YOUR PROJECT NOTES
Before you take the next step
- Identify request type and the authority approving contents removal.
- Document a distinct scope and access plan for each address.
- Name the on-site contact and the scope-change decision-maker.
- Protect resident privacy when sharing photos and operational details.
- Record remaining material and follow-on maintenance needs at completion.

COMMON QUESTIONS
Details worth settling early
Can I submit several properties in one request?
You can explain the overall need, but each address requires its own scope, access details, and availability review. Do not assume one confirmation covers every building or that the same crew and timing can serve all locations.
Does a vacant unit qualify for an automatic full cleanout?
No. The responsible parties must establish removal authority and approve the contents involved. Vacancy alone does not tell a provider which belongings may be discarded or which items must remain for the owner or another party.
Can the network provide recurring property pickups?
Describe the proposed frequency and locations for review. Any recurring arrangement, confirmation process, and administrative terms must be agreed before activation. This guide does not imply that automated recurring scheduling or account billing is already available.
