Plan a Cleanout Key and Access Handoff

A cleanout access handoff should explain how the property is opened, which areas are included, and who secures it afterward. Keep access details separate from item approval, provide them through an agreed direct channel, and identify an authorized contact for the onsite price. Confirm gates, parking, and building restrictions before the appointment.

Write an entry sequence people can follow

Describe the correct property entrance, unit identifier, building contact, and any check in arrangement. Include which interior doors or outbuildings are part of the reviewed scope. Avoid vague instructions such as “use the side door” when several buildings or similar entrances share the same address.

Confirm who will open the property and who will be available if a key or code does not work. Share sensitive entry information only through the agreed direct communication method, not public photos or page comments. Do not assume a neighbor, facility employee, or concierge can provide access without authorization.

Separate access permission from removal decisions

Name the person who authorizes the items and price, even when another person is handing over a key. Providing entry is not the same as approving every item onsite for disposal. Give the access contact the current inventory and retained area instructions so they can orient the crew without improvising the scope.

If tenant or estate authority is involved, the responsible representative must settle it before removal instructions are issued. The key plan is an operational handoff, not proof of ownership or a legal basis to enter or remove property. Keep disputed areas and belongings outside the approved visit.

Describe the route beyond the front door

Confirm elevator reservations, gates, parking limitations, stairs, and the path to the intended loading position. Describe occupied rooms or shared entrances that must remain usable. Secure pets through the household’s own arrangements, and keep the route clear of unrelated people and obstacles where practical.

Planning example: a manager provides access to a vacant second floor unit while a maintenance employee holds the building key. The manager remains the scope approver, the employee opens the correct doors, and the elevator reservation is confirmed with the building. Each role is clear without sharing broader access than the appointment needs.

Define the closing steps in advance

PNWJunkRemoval is operated by Solely Junk LLC and currently reviews Portland–Vancouver requests for JunkPDX service. ZIP, address, scope, and access need confirmation. Pricing reflects volume, weight, access, and labor, with the onsite price approved before loading. Do not assume unattended entry is available without discussing the actual arrangement.

Agree who checks the approved areas afterward, closes windows or doors affected by the visit, and returns keys using the chosen method. Record any access device remaining with the property contact. Hauling does not establish a security service or custody arrangement, so specific handling expectations should be confirmed before the visit begins.

KEEP THIS WITH YOUR PROJECT NOTES

Before you take the next step

  1. Identify the exact entrance and unit label.
  2. Confirm who opens and who secures the property.
  3. Keep entry credentials out of public photographs.
  4. Name a separate scope approver when needed.
  5. Agree on key return and closing instructions.

Save a text checklist with space for the address, timing and approval contact. Downloading does not submit or book a pickup.

COMMON QUESTIONS

Details worth settling early

Can I leave a key without meeting anyone?

Discuss the proposed arrangement during intake. Authorized access, secure handling, and a reachable approval contact need confirmation; unattended entry should not be assumed available.

Does the key holder approve all removal decisions?

Not necessarily. Clearly identify whether the key holder only provides access or also has authority over the item list and onsite price.

What if the elevator reservation changes?

Update the reviewer promptly because it may change access, timing, or labor. Do not assume the same scope can proceed under substantially different building conditions.
