Identify what the request actually covers
List the sofas, mattresses, loose furniture, or other approved ordinary items outside the container. Photograph their position within the enclosure and describe whether anything blocks the gate. A request for bulky item removal should not be assumed to include emptying a dumpster or performing the property’s regular waste collection.
Confirm which items may be removed through the authorized property contact. Do not assume ownership simply because something is beside a dumpster. If a resident’s belongings, a contractor’s supplies, or maintenance equipment may be involved, resolve their status before adding them to the approved hauling inventory.
Screen for materials needing separate handling
Report visible sharps, leaking containers, unknown liquids, suspected biohazards, or other concerns without disturbing them. Do not reach into bags or move unstable piles to get better pictures. Ordinary nonhazardous hauling is distinct from hazardous waste handling or specialist cleanup, and the scope needs to reflect that boundary.
Describe heavy and mixed materials separately. A pile of household furniture differs from construction debris or dense equipment even if the footprint looks similar. If the contents cannot be inspected safely, record that uncertainty and ask for a scope review instead of presenting the whole enclosure as ready for routine pickup.
Coordinate access with regular waste service
Check the enclosure gate, loading space, and the route used by the property’s waste collector. Arrange the appointment through the manager so work does not conflict with essential vehicle access. Include parking restrictions, turns, and distance from the enclosure to the practical truck position.
Planning example: two approved sofas sit outside a dumpster, while a leaking unmarked container is nearby. Photograph from a safe distance, keep the container excluded for appropriate review, and ask whether the furniture can be accessed independently. Do not combine the uncertain material with the ordinary furniture request to simplify the description.
Document the clear area and remaining issues
PNWJunkRemoval is operated by Solely Junk LLC, with current service through JunkPDX after Portland–Vancouver ZIP, address, and scope review. Volume, weight, access, and labor affect pricing, and the onsite price is approved before loading. Seattle and Boise intake are not open, including for managed apartment properties.
Compare completed removal with the item list and document anything excluded or remaining in the enclosure. A bulky item pickup does not imply pressure washing, disinfection, pest treatment, container repair, or a change to the property’s regular waste contract. Use the record to assign any remaining work to the appropriate contact.

COMMON QUESTIONS
Details worth settling early
Does this replace the apartment’s waste collection?
No. The request concerns a reviewed list of approved ordinary bulky items. Regular dumpster emptying and waste service arrangements remain with the property’s existing process.
Should maintenance move unknown bags first?
Do not disturb unknown or unsafe contents to prepare a photo or simplify pickup. Report the condition and seek the appropriate assessment before including affected materials.
Will the enclosure be washed afterward?
Washing and specialist cleaning should not be assumed included. Define the hauling scope first and arrange any separate cleaning based on the condition left afterward.
