Planning junk removal across multiple properties

Plan junk removal across apartments, offices and managed properties with clear site contacts, item lists, approval rules and separate location records.

Managing junk removal across several properties is easier when every location has a clear scope, contact and approval process. An account can organize the relationship, but it does not tell a crew which sofa is abandoned, which door to use or who can authorize additional work.

PNW commercial account applications currently support review of Portland–Vancouver locations, schedules and payment needs. JunkPDX handles local service with Solely Junk LLC’s own crew. Seattle and Boise customer booking is not open, so a regional portfolio still needs an address-by-address availability check.

Create a short brief for each property

Prepare a separate brief for every address. Include the site contact, expected items, where they are staged, parking and access instructions. Attach current photos rather than reusing an old cleanout description. A central office may authorize spending, while an onsite manager is the person who can open the gate.

For example, an apartment community may need periodic bulky-item pickups while an office needs a one-time furniture clearout. Keep those requirements separate even if the same person manages both sites.

AccessGate, parking, stairs, elevator and loading restrictions

Decide who approves removal and scope changes

Name the person who can approve the onsite scope and total. Explain whether the site contact has spending authority or needs to reach a regional manager. Share purchase-order and documentation needs before the visit so a crew is not waiting beside loaded items for a decision.

Make the removal boundary clear. Label items that should stay and resolve ownership or disposal authorization through your property process before requesting removal. If another unit, storage room or pile is added, approve the revised scope and price before additional work starts.

  • Identify the authorized approver and a reachable backup.
  • Keep approved items separate from occupied spaces and retained property.
  • State which photos or completion records you need.
  • Explain how added items and unexpected access problems are approved.

Choose recurring, on-demand or combined service

Recurring service suits a predictable accumulation pattern. On-demand requests may be more practical when turnovers vary. You can also discuss scheduled pickups with additional help requested when needed; availability still requires confirmation.

Look at where items accumulate and when they interfere with use of the property. Share those constraints and agree on the schedule. Avoid assuming that one confirmed address, appointment or account approval automatically covers another location.

Keep PNW and JunkPDX account terms separate

PNW and JunkPDX have separate commercial programs. Credit limits, approval and pricing do not transfer automatically. PNW accounts use quoted service pricing; JunkPDX’s commercial discounts belong to its separate program. The PNW application describes a starting credit limit subject to approval and payment options of same-day, Net 7 or Net 15; consult the current program before planning around credit.

Track each property’s approved work against the account’s agreed payment process. Keep invoice references, approved changes and completion records together. A useful recurring plan gives your team enough detail to reconcile a pickup without reconstructing the visit from messages later.

Common questions

Do I need a commercial account for one cleanout?

No. An account is optional for a single pickup. Start with the address, items, access and deadline, then confirm the appropriate local service path.

Does one account approval cover every property?

List each location for review and confirm availability and account approval. Keep the individual scope and authorization identifiable for each pickup.

Can PNW schedule our Seattle properties now?

Seattle customer booking is not open yet. Portland–Vancouver is active through JunkPDX; check coverage for each address before making a portfolio-wide plan.
