Check whether the building permits the work
Ask property management when furniture movement, elevator use, and loading activity are allowed. Office closing time can differ from permitted service hours. Shared residential entrances, security coverage, noise rules, and vehicle restrictions may narrow the usable period, so obtain the conditions that apply to the specific proposed activity.
For a planning example, a tenant may prefer a pickup after staff leave while the building stops freight-elevator access earlier in the evening. That conflict needs resolution before booking. Do not assume an online request or a general preference for evening work establishes after-hours availability or permission to enter the building.
Arrange access and an authorized decision maker
Name the person who will admit the team, provide the agreed route, and remain reachable until the approved work is complete. Confirm how security verifies the visit and what happens if the contact is delayed. Do not leave a vague instruction to ask any remaining employee or follow another visitor through a controlled entrance.
The person providing access may not have spending authority. Identify separately who can approve the onsite scope and final price before loading, including any change discovered during review. If that approver is remote, arrange a workable communication process in advance rather than assuming an unanswered message counts as approval.
Prepare an unmistakable removal area
Complete ownership and material decisions during staffed hours. Label approved furniture, retained assets, and excluded equipment clearly, then provide photographs and a room list. After-hours visits often have fewer staff available to answer questions, so unresolved drawers, unknown boxes, or unmarked workstations can prevent a reliable decision onsite.
Keep records, devices, valuables, chemicals, batteries, and other specialist material outside the ordinary nonhazardous hauling scope. Describe any proposed disassembly and arrange required trade work independently. Confirm that approved staging areas remain accessible after security closes internal doors and that the route preserves exits for everyone still in the building.
Define the fallback before relying on the timing
Explain the actual access window and any hard closing requirement. Ask how changed conditions would be handled if the elevator is unavailable, the loading bay is occupied, or the approved quantity differs. Do not promise another contractor a cleared space until the pickup arrangement and its dependencies have been confirmed.
Pricing reflects volume, weight, access, labor, and the accepted scope, with onsite approval before loading. PNWJunkRemoval, operated by Solely Junk LLC, checks Portland–Vancouver requests through JunkPDX; Seattle and Boise are not open. Completion notes should record removed items, exceptions, and access limitations so the next business day begins with accurate information.

COMMON QUESTIONS
Details worth settling early
Is evening pickup a guaranteed option?
No. It must be reviewed for the specific address, scope, building conditions, and available scheduling. Request the preferred timing without treating it as confirmed until an accepted arrangement exists.
Can security authorize extra items for removal?
Only if your business has explicitly given that person the required authority and the change is reviewed. Security access responsibility does not automatically include ownership decisions or approval of additional charges.
Can we leave the furniture outside overnight?
Check the property’s rules and the actual conditions first. Outdoor staging may create access, weather, ownership, or public-space problems and should not be assumed acceptable as a substitute for coordinated entry.
